Your questions, answered

Can you assess a wall from photographs alone?

Photos help with the first discussion, but they do not establish the complete load path or the condition of hidden construction. The engineer decides what information and inspections are needed.

Do two openings need to be considered together?

Yes, tell the engineer about all planned structural changes. Their effects may interact, even when different contractors carry out the work.

Is partial removal always cheaper?

Not necessarily. Design, access, temporary support and finishing still influence the cost. An itemised quotation shows which parts actually change.

Can I keep space for double doors?

Yes, include the door system and its installation requirements in the brief. The structural opening, finished clear opening and door dimensions must be coordinated.

Which steel beam do I need?

The engineer selects the section and dimensions from the building, loads, span, supports and design requirements. A photograph or opening width alone is not enough.

Will a beam be visible below the ceiling?

That depends on the structure and the chosen finish. Discuss headroom and the desired appearance before the design is finalised.

Is an internal load-bearing wall alteration permit-free?

Do not assume so. Check the technical building activity and any other applicable rules for the address through the Omgevingsloket and the competent authority.

Does VvE approval replace a permit?

No. Owners’ association approval and public-law permission address different matters. Both may need to be arranged.

Is a closed steel frame always necessary?

No. The engineer selects a suitable system after assessing the loads, stability, supports and the existing building.

Can a column stand directly on the floor?

Only if the proposed load transfer and supporting structure have been assessed as suitable. A floor finish or slab is not automatically a foundation.

Is my sales floor plan sufficient?

It helps explain your wishes, but structural drawings and sections of the building may also be needed. The engineer determines the missing information.

Can I start once the VvE agrees?

Check public-law permissions, design completion and all conditions as well. VvE agreement alone does not settle every requirement.

Can a neighbouring house provide the design?

Its records may provide context, but your home and proposed opening still require their own assessment.

Does a later extension matter?

Yes. Give the engineer the extension drawings and calculations where available, including information about its foundations and connection to the original house.

Should the kitchen layout come first?

Develop your wishes early, then coordinate them with the structural design. Avoid final orders based on an unconfirmed opening or column position.

Can the beam be hidden?

Discuss the preferred appearance and headroom. Whether a beam can be concealed depends on the structure, design and required enclosure.

Is a structural drawing the same as a floor plan?

No. A floor plan can show the layout, while a structural drawing also communicates the designed members, supports and details needed for its purpose.

Can archive drawings be used without checking?

They are useful evidence, but must be compared with the existing situation. Later alterations and construction differences can affect the design.

Does structural completion include painting?

Only if painting is expressly included. Ask for an itemised description of plastering, preparation, paintwork and the surfaces covered.

Can another contractor do the finishing?

Yes, agree the condition at structural handover, the required checks and who coordinates the next stage.

Is the VvE the same as the municipality?

No. The VvE governs shared ownership matters under the applicable documents. The competent public authority deals with statutory permissions.

What if the plan changes after approval?

Check whether the change must be resubmitted or agreed. Update the structural documents and do not assume the original decision covers every later alteration.

Does every steel column need a new concrete pad?

No. The appropriate support follows from the assessment of loads, existing construction and ground conditions.

Can a base plate replace foundation assessment?

No. The plate and anchorage are only parts of the load path; the structure beneath them must also be assessed.
